    The Project Manager is responsible for successful planning, execution and administrative and financial oversight of assigned projects.

     

    Key Accountabilities:

    • Understanding project requirements in order to establish a project-specific work plan for prioritizing and completing projects on time and on/or below budget.
    • Leading project teams to ensure the appropriate administrative controls and accountabilities are adhered to for successful execution of the project plan.

    • Monitoring and overseeing financial aspects of assigned projects as related to budgets, change orders and billings to achieve profitability objectives.

    • Develops project plans, phases and schedules; communicates plan and schedule changes, alternate work assignments, changes orders and scope revisions to the project team.

    Minimum Qualifications:

    • 5-10 years of commercial construction experience required
    • Demonstrated success of leading teams and successful execution of project plans required
    • A minimum of a bachelor’s degree in Civil Engineering/Construction Management or related field preferred

    Project Engineer

    JOB SUMMARY: The Project Engineer is responsible for managing and tracking all change orders and required submittals, ensuring all project team members are kept abreast of the most current information and documentation and distributing all project closeout requirements.

    Key Performance Objectives in order of priority include: 

    1. Manages, tracks, and records the change order process to ensure all scope o work deviations are properly documented within defined time frames.   35%
    2. Creates, manager, prioritizes, tracks, and records project submittals to ensure proper products, details, and warranty criteria are adhered to prior to construction phase execution within defined time frames.     35%
    3. Participates in required meetings and/or collaborates with project team members to ensure timely and constant exchange of project-specific information.     10%
    4. Creates, manages, tracks, and distributes project closeout requirements to satisfy customer expectations.    5%

    Note:  Ten percent of time is reserved for ancillary responsibilities, interruptions and unplanned events.

    Interpersonal Responsibilities

    Operational Responsibilities

    1. Receives and tracks information and documents throughout the change order process to ensure all changes in scope of work are captured.
      1. Accurately tracks and logs all change orders throughout the change order process.
      2. Reviews all change orders and submits for review and pricing; monitors status to ensure timely feedback.
      3. Reviews and compiles change order feedback to ensure accurate and reasonable pricing; negotiates pricing as needed and resolves feedback inaccuracies or discrepancies.
      4. Estimates change order request materials and man-hours for non-subcontracted work.
      5. Obtains approval from appropriate stakeholders and issues and distributes change orders and purchase orders to appropriate subcontractors, suppliers and project team members.
      6. Communicates all contract and subcontract change order values to accounting.
      7. Creates, updates and distributes all change orders to internal stakeholders.
    2. Manages the submittal process to ensure proper product, details and warranty criteria are adhered to prior to construction phase execution.
      1. Accurately tracks and logs all submittals throughout the submittal process.
      2. Communicates submittal requirements to appropriate subcontractor, suppliers and internal team members to ensure all required submittals are received.
      3. Reviews all required project submittals to ensure conformance to project documents.
      4. Obtains feedback/approval from consultants and distributes submittal information to appropriate subcontractors, suppliers and all other project stakeholders.
      5. Creates, updates and distributes all submittal logs to internal stakeholders.
    3. Acts as the FTP site administrator to grant appropriate permissions and access to users.
    4. Creates and establishes all project structures on the FTP site and ensures all pertinent documentation and information is uploaded in a timely manner.
    5. Gathers and ensures all close-out documentation is complete and submitted to clients within defined time frames.

     

    Organizational Responsibilities

    1. Acts as a company liaison regarding all observed safety issues and policies.

    The Project Superintendent position requires the ability to work in a demanding environment that requires decisiveness, good judgment and careful organization of project details.  The ability to prioritize activities, adapt to change and be personally accountable are very important in this role.

    Additional requirements include:

    • Four-year college degree or a minimum of 10 years of related construction experience consisting of a minimum of 3 years as a project foreman
    • Excellent blueprint and specification reading ability

    PROJECT ENGINEERING CO-OP

    GENERAL DESCRIPTION: Under the supervision and in collaboration with the company’s Senior Estimator and Senior Project Engineer, provides assistance with proposals, cost estimates, contract change orders, subcontract change orders, submittals, and budgetary pricing of public and private Construction Management, General Contract and Design/Build projects. Helps compile, qualify and maintain good working relationships with subcontractors.  Performs all functions and responsibilities in conjunction with the company’s values and beliefs and in alignment with corporate vision, mission and core values. This position reports to the Senior Project Estimator and Senior Project Engineer.

    REGULAR DUTIES:

    1. Reads and interprets written scopes of work, plans, specifications, addenda and pre-bid meeting minutes to assist Senior Estimator and Engineer with Estimate preparation and costing.
    2. Attend Pre-Bid meetings; take thorough notes and photographs to report to Senior Estimator.
    3. Update and Collect Cost data for self-perform work.
    4. Confirm general conditions items from actual jobsites and update database.
    5. Perform quality quantity takeoffs utilizing onscreen takeoff software – PlanSwift.
    6. Assist in design development sketches/drawings/scope preparation.
    7. Solicit vendor, sub-contractor and material pricing for each estimate utilizing bid solicitation software – GradeBeam.
    8. Solicit bids from MBE, WBE, and EDGE businesses as needed.
    9. Ensure bid solicitation database contact information is accurate and up-to-date
    10. Follow up with invited bidders via phone call to solicit bids.
    11. Assist Senior Estimator with subcontractor and vendor bid reviews and qualification to insure the completeness and accuracy based upon the projects requirements, plans and specifications.
    12. Track all completed bid results.
    13. Maintain filing system for completed bids
    14. Help with maintaining the Submittal Log – input dates when the submittals are received from the sub, sent to the consultant, received back from the consultant, and sent back to the sub.
    15. Assist the Project Engineer with pricing and processing change orders.
    16. Check sub contractor’s pricing for completeness (backup for labor, material, equipment, etc.).
    17. Help with maintaining Change Order Logs.
    18. Understands concepts and methods used by subcontractors.
    19. Maintain company FTP site – Adding users, Uploading contract documents (Addendum, PDF & CAD drawings, Specifications, etc.).
